Big warehouse demand
$35m construction part of $116m build pipeline in growing industry
Work has begun on a new $35m high-end warehouse complex in the city’s north, as the self-storage industry continues to boom.
Gold Coast-based Natgen has turned the first sod on its 30-tenancy warehouse complex on Biggera Waters’ Pine Ridge Rd, the company’s fourth underway.
Managing director Brett Nelson said the company had a $116m pipeline for work in progress on the Gold Coast to meet the growing demand.
He said the latest warehouse building, near Harbour Town Shopping Centre, had been expanded from 24 to 30 units because of the demand.
“There’s a real shortage of new, quality commercial space at Biggera Waters and Labrador,” he said.
“You don’t often see new warehouse stock like this near Harbour Town.”
The company bought the 10,000sq m Pine Ridge Rd site earlier this year for $10.9m, with Coe Constructions tapped as its builder.
The first tenants are expected to move in before Christmas in 2027.
Each unit will be strata titled and range from 110-350sq m.
The company broke ground in August on a $25m, 24-unit warehouse facility on Upper Coomera’s Northward St, while also developing a $16m residential subdivision at Yatala’s Pagan St.
Work is also advancing on another $40m self-storage facility and eight warehouse complex on Labrador’s Brisbane Rd.
Natgen opened a giant $100m self-storage complex at Molendinar in late 2025.
Mr Nelson said commercial properties were increasingly being snapped up by investors following the announcement of changes to limit negative gearing.
“This shift follows federal government changes to residential property investment,” he said.
“Since August this year, self-managed super funds (SMSFs) can no longer borrow to buy residential property.
“However, SMSFs can still borrow to buy commercial premises that qualify as business property.
“These changes have made a number of investors rethink where their next property dollar goes. If they want to use gearing in their funds, commercial is now the only property option for them.”
