Development Approval
The Proposed Development is consistent with the intended use of the Yarrabilba Priority Development Area (PDA), however it will require a planning application to Economic Development Queensland (EDQ).
The proposed development is within the intent of the zone in which the site is located. Approvals will be limited to technical approval of the development details.
During the detailed design phase of the project, the design will be optimised, which may vary the design and layout significantly.
Strategy
Yarrabilba is one of the fastest growing master-planned communities in Australia and is located approximately midway between Brisbane and the Gold Coast.
The project is designed to leverage the ongoing high population growth of the Yarrabilba community, and to provide supporting business and industry infrastructure for the large-scale residential uses.
Queensland government projections indicate population growth of over 260% in the two decades to 2046 – an annual growth rate of over 10% per annum on 2021 levels.

Alignment of Interests
The Trusts constitution is drafted to align the interests of Unitholders and the Trustee and the objectives of the Development Manager, with fees payable to the Development Manager being predominantly performanced-based.
Investment Security
Unitholders will have a direct ownership interest in the Site and the Development Project. The Trust is a managed investment scheme regulated by ASIC in accordance with the investment provisions of the Corporations Act 2001.
