Collie is a regional town approximately 45km east of Bunbury, and 160km south of Perth, set in the jarrah timber region of the Darling Range.
The town has a long mining history, with other important local industries including farming and milling of the region’s jarrah and pine plantation.
A further major industry is the nearby Worsley Alumina refinery. Recently, the town has become an epicentre for the energy transition for WA, with the Collie Battery due to be the largest grid-stability battery in the country when commissioned.
Collie Central accommodates a full-line Woolworths supermarket and 8 further tenants. 87% of the Centre is occupied by national tenants, with the remainder being local businesses.
All leases provide for the payment of base rent and annual rent reviews – typically on a fixed basis.
The Woolworths lease provides for lease reviews based on turnover, which has been consistently growing over the past 5 years.
Collie Central is a modern retail offering and is the only air-conditioned mall-style retail in town.
The Centre benefits from its own adjacent car park on both sides of Johnston Street, together with generous on-street parking in Forrest Street outside the front of the mall entrance.
The Centre currently has two smaller shop vacancies which have not been taken into account in income calculations.
This represents an opportunity to increase Centre income over time.

William MatthewsI have been investing with Natgen since 2020. What I have invested in are Steven and Brett. They are experienced, thoughtful, and always professional. I have not been able to find other fund managers who take on my experience and find investment strategies that suit my needs so well. Steven and Brett are an open book and are always happy to speak on the nut and bolts of a project which is why I am always happy to refer friends and clients to Nagen projects.
