Can my super fund invest?

Yes – self-managed superannuation funds can invest in Natgen Investment Trusts.

What am I investing in?

Every Natgen trust is an ASIC-regulated wholesale managed investment trust.  Investors subscribe for Units in the Trust.  Each Unit entitles the Unitholder to share in the income and capital of the Trust, derived directly from the assets of the Trust, so you have a direct ownership interest in the assets of the Trust.

The Trustee is National & General Administration Pty Ltd, which holds an Australian Financial Services License issued by ASIC to act in this capacity.

Can I withdraw my capital?

There is no early withdrawal mechanism, however a Unitholder is free to sell their Units during this period. (Transaction costs my apply.). You should expect to remain in the Trust for the full term under normal circumstances.

What are the two types of return which apply to commercial property investment trusts?

Income return is paid to our investors on a monthly basis throughout the term of the trust.

Capital return is realised when the trust assets are sold at the end of the trust term.

How do I qualify as a Wholesale Investor?

The following four categories of investor qualify as Wholesale Investors for Natgen Commercial Property Investment Trusts in accordance with the Corporations Act 2001:

1. Sophisticated Investors – those investors who are certified by their accountant to have over $2.5 million in assets or $250,000 of income for two consecutive years;

2. Professional Investors – over $10m in investment assets or the holder of an AFSL;

3. Over $500,000 investors – deemed to be Wholesale Investors; and

4. Experienced Investors – certified by an Australian Financial Services licence-holder to have sufficient skills and experience to assess the merits of the investment.

What is a Direct Commercial Property Trust?

Direct Property Trusts are a type of investment that allows you to become a part owner of large commercial property assets that you could not afford to buy individually.

For as little as $100,000, you can invest in one or more commercial properties, such as office buildings, shopping centres, industrial warehouses, or specialty assets. Typically, your investment will be for a 5–6-year term. Click here to find out more.

What is a Commercial Property Development Trust?

Natgen Commercial Property Development Trusts provide investors with the opportunity to access the potential returns usually only available to large-scale property development groups.

For a modest outlay, you can invest in a Natgen Development Trust, developing assets such as industrial warehouses, self-storage facilities, retail showrooms or other specialty assets. Click here to find out more.
