Development Overview

Unitholders in the Trust will have the opportunity to participate in the potential returns that can be derived from the Australian property development industry through the construction and sale of a 27-unit strata-titled showroom/warehouse complex, located adjacent to the M1 Motorway.

Development Approval

The Proposed Development Project for the Site falls within the use intent of the zone. As such, the required approvals are largely limited to the technical aspects of the project, including such matters as boundary set backs, provision of adequate car parking, and other design requirements.

Strategy

The project leverages strong growth along the Brisbane – Gold Coast M1 corridor and benefits from a well‑located, high‑amenity site strengthened by plans for a future M1 crossing nearby.

Location

The site is located in Upper Coomera, an established residential and commercial precinct at the northern end of the Gold Coast, located within the strongly expanding Brisbane-Gold Coast corridor.

Investment Security

Unitholders will have a direct ownership interest in the Site and the Development Project. The Trust is a managed investment scheme regulated by ASIC in accordance with the investment provisions of the Corporations Act 2001.

Alignment of Interests

The Trusts constitution is drafted to align the interests of Unitholders and the Trustee and the objectives of the Development Manager, with fees payable to the Development Manager being predominantly performanced-based.
