Development Overview
This project involves the subdivision of a well-located former horse training track on 20.45ha of cleared, predominantly level, and fertile land. The site has an existing DA approval for a 14-lot rural residential subdivision, designed to offer spacious rural-residential living with modern accessibility. The development comprises nine x 1-acre lots and five x 2.5-acre lots, each with 1,200m2+ building envelopes positioned for privacy and optimal outlook. The site also features dedicated open space with views over the lake and surrounding mountains.
Development Approval
The development at 55 Pagan Road, Yatala, is located within the Gold Coast City Council Local Government Area. In September 2024, it received approval for Material Change of Use, Variation Request, and a development permit for Reconfiguring a Lot
Strategy
With supply of well-positioned lifestyle blocks constrained and demand continuing to rise, the project is well-positioned to benefit from favourable market conditions. Following settlement, a contractor will be appointed to commence subdivision works. Concurrently, agents will be selected to begin preselling selected lots to manage project risk and ensure a structured sales process.

Alignment of Interests

The Trusts constitution is drafted to align the interests of Unitholders and the Trustee and the objectives of the Development Manager, with fees payable to the Development Manager being predominantly performanced-based.
