PR25 sits at the epicentre of a corridor transitioning from rural-residential holdings to small-lot housing and light industrial estates. Rapid urbanisation, coupled with State-leading population growth and housing supply constraints, underpins durable demand for storage from both households and businesses.Park Ridge sits approximately 20 minutes to the north of the Queensland Government Priority Development Areas of Yarrabilba and Flagstone. They are expected to be home to ~170,000 in 20-40 years.

Growth-focused Infrastructure
Logan Hospital Expansion Project is a $874m infrastructure project aimed at enhancing healthcare services in the rapidly growing Logan region of Queensland. The project is part of a broader expansion project by the Queensland Government to deliver 2,200 beds across Queensland by 2028.
Park Ridge Town Centre is 1.2km from the Site. The Centre hosts a Woolworths and Coles, as well as food, beverage, and specialty stores. The Centre recently sold in 2023, with the private investor was reportedly attracted to the centre’s strategic location in a major residential growth corridor.

Priority Development Areas (PDAs) are designated by the Queensland Government to fasttrack urban growth in key regions, streamlining planning and coordinating housing, infrastructure, and services through tailored statutory frameworks rather than the standard local council process.

In the Logan City region, two major PDAs are emerging as future urban hubs:

  • Yarrabilba PDA is already home to around 12,690 residents1 and is planned to grow to about 50,000 residents in some 20,000 dwellings over the coming decades.
  • Greater Flagstone PDA still in early development, currently has around 8,000 residents but is projected to expand to 120,000 residents across 50,000 dwellings within 30–40 years.

Together, Yarrabilba and Greater Flagstone are set to transform into high-growth communities, ultimately accommodating around 170,000 people and cementing Logan City as one of Australia’s top ten growth regions.
