The Medical Centre is leased to a single tenant, Icon Group. Icon Group is Australia’s biggest cancer treatment provider with over 35 centres nationwide.

Investment Overview

The investment objective is to provide Investors with the benefits associated with the ownership of quality, income focused commercial real estate assets (“the Property”) which meet the physical, locational and financial attributes outlined in the Natgen Property Selection Criteria for the Trust.

Day Hospital Demand

The National Cancer Institute[1] has identified advancing age as the most significant risk factor for cancer. As Australia’s population ages, cancer rates are expected to rise, with those aged 55 and older accounting for approximately 72% of cases.

This day hospital, housed in an A-grade building in Southport, provides critical treatment services to cancer patients, specialising in cutting-edge therapies like immunotherapy and chemotherapy..

Location

Located in a tight commercial market within close proximity to major arterial roads, the Southport South light rail station, Australia Fair Shopping Centre, numerous coffee shops and restaurants.

Lot 19 occupies the entire top floor (Level 9) and comprises 1,226sqm of strata area with unobstructed views from the Gold Coast Hinterland to the Broadwater.

Attractive Annual Lease Increases

The lease terms include outgoings and GST to be paid by the tenant, and strong review structures (the greater of 5% or CPI escalation per year) offers potential for growth.

Monthly Income

The Trust will pay monthly distributions on income derived from the lease of the day hospital, net of outgoings, fees and interest.

FAQs

How long is the Trust Term?

The Property/s will be held for a period of 5 to 6 years (subject to market opportunities), after which time the Property/s will be sold and net proceeds distributed to Unitholders. 

What is my Investment Security?

Unitholders will have direct ownership interest in the Property through the structure of a Trust.

When will I receive my income distributions?

Distributions to unitholders are paid on the same day of each month to your nominated bank account. 

Can I invest in my self managed super fund?

Yes – self-managed superannuation funds can invest in Natgen Investment Trusts.

Can I withdraw my capital?

There is no early withdrawal mechanism, however a Unitholder is free to sell their Units during this period. (Transaction costs my apply). You should expect to remain in the Trust for the full term under normal circumstances.

Does Natgen have an AFSL?

Every Natgen trust is an ASIC-regulated wholesale managed investment trust.  Investors subscribe for Units in the Trust.  Each Unit entitles the Unitholder to share in the income and capital of the Trust, derived directly from the assets of the Trust, so you have a direct ownership interest in the assets of the Trust.

The Trustee is National & General Administration Pty Ltd, which holds an Australian Financial Services License (No. 522 835) issued by ASIC to act in this capacity.

What reporting can I expect to receive as an investor?

Unitholder in a Natgen Investment Trust will receive the following – 

  1. Monthly Distribution Statement
  2. Quarterly Reports providing updates on the management of the assets.
  3. Annual Tax Statement and full Financials at the end of each audited financial year.
